Berkeley West Apartments, LLC
Turnkey project that consists of 4 levels of apartments over ground level parking and commercial space on a 9,100 SF vacant corner lot at the north-west corner of San Pablo Avenue and Folger Avenue in the west commercial district of Berkeley, California. There are 29 dwelling units, 4 of which are inclusionary. 26 parking spaces are provided via a 3-tier parking machine, with an additional 5 on-grade parking spaces. Most of the apartments have decks and there is a roof-top patio and garden.
The ground level construction is type 1B, concrete slab on grade and concrete walls. The podium level (Level 2 Floor) construction is type 1B, post-tension concrete. The four levels and roof apartments above the podium are construction type 5A. The building will be constructed with a fully automatic fire sprinkler system per NFPA 13. Egress is via two enclosed exit stairs at the north and south end of the building. An elevator provides access to levels 1, 2, 4, 5 and the roof-top patio and garden. Level 3 consists of the adjacent story for the 2-level apartments above and below level 2 and egress is to level 2 and 4 via interior stairs in the units.
Berkeley Palisades Park, LLC
Multifamily High-Rise Project consisting of 121 Units; 179 Parking Spaces; 17-Stories on 20,046 Sq. Ft. — Unanimous approval of three “d” use, height, and density variances and one “c” setback variance by the Zoning Board of Adjustment, Palisades Park, NJ.
